Unlocking Accessible Housing: A Breakdown of the New Transport Oriented Development Policy

The NSW Government has initiated the initial phase of its Transport Oriented Development (TOD). The Policy (SEPP) will reshape planning controls within 400 meters of 31 metro and rail stations. This initiative aims to foster the construction of affordable housing options within walking distance of public transport, enhancing community accessibility.

Changes in Development Permissions:

  • The SEPP allows for residential flat buildings in various residential zones and shop top housing in local and commercial centres within the designated radius.

  • With the potential to create 138,000 new homes over 15 years, this policy aligns housing options with public transportation, improving accessibility and reducing commuting burdens. Mandating a 2% affordable housing contribution ensures housing remains within reach for essential workers, promoting inclusivity.
